RESA award winning home staging for the occupied home is the category in which I was honored. The rooms I staged were in an occupied home. The homeowners were still living there, as opposed to a vacant home.
This year’s Real Estate Staging Association conference was especially exciting and eventful for me. I was prestigiously awarded a RESA 2015 Top 10 Home Stager of the Year Occupied Category United States™. With so many talented home stagers nationwide, it is a crowning achievement to make the top 10 home stager.
Home staging is merchandising a property to its fullest potential to the home buying market. Living in a staged home is a challenging proposition. How we show a home to the market is not how we live our daily lives in our own homes. The 2-part process of home staging includes both preparation and showcasing.
When someone works with me, each seller receives valuable information in my Real Estate Home Staging and Curb Appeal Consultation. I include a typed Property Assessment of how to prepare their home for the Real Estate market. For many sellers, this comprehensive D-I-Y checklist is all they may need.
In other instances, a little more occupied service may be needed. I offer a 1-hour Follow Up Market Ready Visit for a quick once over . I also offer a Finishing Touch Staging Session completed in a few hours. These hands-on services assure that the home I am working in receives detailed attention. This professional finishing touch assures the home is now ready for the market.
According to the National Association of Realtors, Home Sellers who typically spend between 1-3% of the value of their home on staging and improvement will usually see a return on investment (ROI) between 8-10% of the home value in sales price! The 2015 NAR Profile of Home Staging Report notes that 37% of Realtors polled felt that staged homes increase the dollar value of the home to buyers from 1%- 5% compared to un-staged homes. RESAreports that of the 481 homes studied that were staged before they went on the market. On average; these homes received their first offer in 23 days after being professionally staged.
The Home Staging process is about having your home appeal to most potential buyers. Today’s home buyers are savvy and expect homes to be properly groomed and move-in-ready. Attention to detail never mattered more and the old adage of “you never get a 2nd chance to make a 1st impression” was never truer!
